If you’re planning a renovation, you’ll probably hear terms like full service, project managed or turnkey used by builders.

But what does a turnkey renovation actually mean?

For us at Bang Bang Building, it means taking responsibility for managing the construction process rather than handing the homeowner a list of trades and expecting them to piece everything together themselves.

You’ll still be involved in the decisions that matter — it’s your home after all.

But you shouldn’t have to spend your days ringing plumbers, chasing electricians, organising deliveries or working out who needs to be on site next.

That’s our job.

A Renovation Involves More Than Just the Builder

Even a relatively straightforward renovation can involve a surprising number of people.

Depending on the project, that might include:

Builders

Plumbers

Electricians

Painters

Tilers

Flooring installers

Joiners

Roofers

Scaffolders

Designers

Engineers

Council inspectors

Specialist contractors

Suppliers and deliveries

Each part of the project affects another.

The plumber may need work completed before the builder can close a wall. The electrician may need to return at different stages. Flooring can’t go down until other work is finished. Painters need areas ready before they arrive.

Someone needs to coordinate all of that.

With a turnkey renovation, that responsibility sits with us.

One Main Point of Contact

One of the biggest advantages of a managed renovation is having one main point of contact.

Rather than the homeowner trying to communicate separately with every contractor involved, Bang Bang Building manages the construction team and coordinates the work.

If something changes, we work through it.

If one trade needs information from another, we help coordinate it.

If a decision is needed from you, we’ll explain what we need and why.

That doesn’t mean you’ll never speak with the other people involved in your project. Sometimes that’s useful and makes perfect sense.

It simply means you aren’t left trying to manage everybody yourself.

MBIE’s Building Performance guidance also recommends making sure roles and responsibilities are clearly understood at the start of a building project.

Getting the Right People There at the Right Time

Good project management isn’t just about booking trades.

It’s about sequencing the work properly.

On a bathroom renovation, for example, demolition might be followed by framing repairs, plumbing and electrical work, insulation, linings, waterproofing, tiling, painting, flooring and fit-off.

Get that sequence wrong and people can end up waiting, returning unnecessarily or holding up the next stage.

On a larger renovation, there may be several areas of the house and numerous trades to coordinate at once.

Planning that workflow is a significant part of delivering the project efficiently.

What About Materials and Products?

Materials are another part of the process that needs managing.

Some products have long lead times. Others need to be ordered to exact dimensions. Certain items need to arrive before another part of the work can begin.

A missing shower component or delayed window might sound like a small issue, but if it stops the next trade from completing their work, it can affect the wider programme.

Part of managing a renovation is looking ahead and making sure the things we need are available when we need them.

Homeowners will still make selections throughout the process, but we can help identify when those decisions need to be made so they don’t unnecessarily hold up the project.

What Happens When Something Changes?

Changes happen during renovations.

Sometimes the homeowner decides they’d like to alter something.

Sometimes opening up the building reveals an unexpected issue.

Sometimes a product becomes unavailable or a detail needs to change.

When an unexpected issue is uncovered, having an appropriate contingency can provide some breathing room. We’ve explained more about how it works in our renovation contingency guide.

A managed renovation doesn’t mean those things never happen.

It means there is someone responsible for working through them.

We can look at the options, talk with the relevant trades or designer where required, explain the implications and agree on a way forward.

Communication becomes particularly important when a change affects cost or timing.

We’d much rather have that conversation when the issue arises than leave a homeowner wondering what’s happening — or surprise them at the end.

Does Turnkey Mean I Hand Over the Keys and Walk Away?

Not quite.

We want homeowners involved in their renovation.

You’ll still choose the things that make the finished home yours — colours, fittings, fixtures, finishes and other important details.

There will also be decisions along the way where we’ll need your input.

Turnkey isn’t about removing the homeowner from the project.

It’s about removing the burden of managing the construction.

There’s a big difference.

Can I Organise Some Things Myself?

Absolutely.

Not every project has to follow exactly the same model.

Some clients may already have a particular supplier, specialist contractor or product they want to use.

If that’s discussed early, we can work out how it fits into the project and who is responsible for what.

The important thing is having those responsibilities clearly understood.

When several people are organising different parts of a renovation independently, gaps can appear surprisingly quickly.

Knowing who’s responsible for ordering, measuring, scheduling and completing each part helps avoid confusion later.

What Are You Paying for With Project Management?

Project management isn’t simply time spent making phone calls.

It includes the planning and coordination required to keep a project moving.

That can involve scheduling trades, ordering materials, reviewing information, communicating with designers and subcontractors, organising inspections, dealing with changes, checking progress and making decisions on site.

Much of that work happens away from the tools, but it directly affects what happens on site.

Good project management isn’t necessarily something you notice every day when it’s working well.

You tend to notice it when it isn’t.

Project management is one of the factors that contributes to the overall cost of a renovation. We’ve looked at renovation costs in more detail in our Southland renovation cost guide.

The Goal Is to Make Renovating Easier

Renovating your home will always involve decisions and some disruption.

There’s no point pretending otherwise.

But it shouldn’t require you to take on a second job managing a construction project.

At Bang Bang Building, our approach is to manage the building work, coordinate the people involved, communicate clearly and keep the project moving towards the finished result.

You make the decisions about your home.

We manage the construction required to get you there.

Because renovating your home is already a big enough decision without having to become the project manager as well.

Bang Bang Building

Focus on quality, not quantity.

One question that can come up when people start planning a renovation, extension or new home is whether they need to find a builder first, or whether they can approach a builder after they’ve already started working with an architect or architectural designer.

The short answer is: either approach can work.

At Bang Bang Building, we’re not tied to an in-house design studio. If you’re looking for a builder in Southland, we’re happy to work with your chosen architect or architectural designer and take an independently designed project from plans through to construction.

In fact, some of the projects we’ve been involved with over the years started well before Bang Bang Building entered the picture.

Already Have Plans Underway?

No problem.

If you’ve already engaged an architect or architectural designer and are looking for a builder in Southland, we’re happy to join the project at the appropriate stage.

Our role isn’t to take over the design process. It’s to work alongside the people already involved and bring the practical construction side into the conversation.

That can include looking at buildability, discussing likely construction costs, identifying details that may need further consideration and helping everyone understand how the project will actually come together on site.

Getting the Builder Involved Early Can Help

While we’re happy to price and build from completed plans, there can be advantages to involving a builder earlier in the process.

A design may work perfectly on paper but still have different ways it could be constructed, detailed or sequenced.

Having the designer and builder talking early can sometimes identify opportunities to simplify construction, discuss material choices or flag areas where particular design decisions could have a significant effect on the budget.

That doesn’t mean compromising the design.

It means having the design and construction sides of the project talking to each other before decisions become expensive to change.

Different Projects, Same Collaborative Approach

Southland has a strong network of architects, architectural designers, builders and specialist trades. We’re comfortable working as part of that wider project team, whether we’ve been involved from the beginning or join the project once the design is already underway.

We’ve worked alongside a number of architectural and design practices over the years, including MAS Architecture, Marstech Design, Blacktan Design and Fat Hippo Design.

The projects themselves can be very different, but the principle remains the same: good communication, respect for everyone’s role and a shared focus on getting the finished result right.

Fox Street — Bringing Old and New Together

Our Fox Street project, designed by MAS Architecture, involved the construction of a substantial two-storey addition connected to the existing home.

While much of the project was effectively new construction, an important part of the build was bringing the new and existing parts of the property together successfully.

It’s a good example of architectural design and practical construction working together — particularly around the junctions between old and new and the realities of building alongside an existing home.

Designed by MAS Architecture. Built by Bang Bang Building.

Bluff Highway — Starting From the Ground Up

Our Bluff Highway project, designed by Marstech Design, shows the same collaborative approach applied to a complete new home.

Starting from the ground up gave the project a very different set of challenges to Fox Street. Our role was to take the architectural design through construction, working through the practical detailing, sequencing and coordination needed to turn the plans into the finished home.

It’s another example of how the relationship between designer and builder carries through the construction process — taking the design intent and making it work in the practical realities of the build.

Designed by Marstech Design. Built by Bang Bang Building.

Renovations and Extensions Bring Another Layer

Renovations and alterations can be particularly collaborative because we’re not starting with a blank sheet — we’re working with an existing house.

That can also make understanding likely renovation costs and allowing an appropriate contingency particularly important, as not everything can be known before work begins.

Once work begins, we may uncover framing, previous alterations, services or other details that weren’t completely visible during the design stage.

When that happens, good communication between the homeowner, designer, builder and relevant trades becomes particularly important.

The goal isn’t to point fingers at something nobody could reasonably have known about.

It’s to understand what we’ve found, work through the options and find the best practical solution to keep the project moving.

Already Have Your Own Architect or Designer?

That’s absolutely fine.

We’re happy to work with the people you’ve already chosen, whether your project is at the early concept stage, progressing through detailed design or already has completed construction drawings.

Likewise, if you’re still at the ideas stage and aren’t sure where to start, we’re happy to have an early conversation about what you’re trying to achieve, your likely budget and what the next steps might look like.

Where appropriate, we can also point you toward designers we’ve worked successfully with previously.

There’s no single pathway every project needs to follow.

Sometimes the designer comes first. Sometimes the builder does. Sometimes everyone gets around the table early.

What matters is getting the right people involved and making sure they’re working toward the same result.

When you’re working out a renovation budget, it’s natural to focus on the things you can see.

The new kitchen. The bathroom. Flooring. Painting. Windows. Maybe knocking out a wall or changing the layout.

But there should usually be another part of the budget that isn’t attached to anything exciting: contingency.

It might not be the most enjoyable part of planning a renovation, but having some breathing room in the budget can make a big difference if something unexpected appears once work begins.

At Bang Bang Building, we don’t see contingency as money that has to be spent.

We see it as protection for the overall project.

What Is a Renovation Contingency?

A contingency is simply an amount of money kept aside for costs that couldn’t reasonably be confirmed before the renovation started.

It’s different from an allowance for something you already know you’re going to buy.

If you know you need a new vanity, for example, there should be money in the budget for the vanity.

Contingency is there for the things nobody knew about.

That might be damaged framing hidden behind a wall, plumbing that needs more work than expected, an old alteration that needs correcting, or another issue that only becomes apparent once the building is opened up.

If those things don’t happen, there may be no need to draw on that contingency.

MBIE’s Building Performance guidance also recommends homeowners understand how contingency, provisional sums and prime cost sums are treated when reviewing building quotes.

Why Are Renovations Different From New Builds?

With a new build, we’re generally starting with a known design and constructing from the ground up.

A renovation is different because we’re connecting new work into an existing building.

And sometimes that building has been standing for 50, 80 or more than 100 years.

It may have been altered several times along the way.

Even with a thorough site visit and good planning, there are limits to what can be known without pulling the house apart.

That’s why the level of uncertainty can be higher with renovation work.

So, How Much Should I Allow?

There isn’t one percentage that’s right for every renovation.

For a relatively straightforward project where we’re changing finishes but disturbing very little of the existing building, the risk may be reasonably low.

For a major renovation of an older home involving structural changes, plumbing, drainage and significant demolition, there are considerably more opportunities to uncover something unexpected.

As a general planning principle, the greater the uncertainty, the greater the contingency should be.

Rather than choosing a percentage simply because it’s a common industry number, we prefer to look at the actual project and consider where the risks are most likely to be.

What Can Affect the Amount of Contingency?

There are several things we’d consider when discussing how much breathing room to leave in the budget.

These include:

The age and condition of the home

How much demolition is involved

Whether walls, floors or ceilings are being opened

Structural alterations

Plumbing and drainage changes

Previous renovations or additions

How much information is available about the existing building

The complexity of connecting new work into old

Any potential issues identified before work begins

A small renovation in a relatively modern home is a very different risk proposition from opening up half of a century-old house.

The contingency should reflect that.

Contingency Isn’t the Same as Changing Your Mind

This is an important distinction.

Contingency is intended to help cover unexpected project conditions.

It isn’t there to fund extra work or upgrades that are added during construction.

If you decide halfway through the renovation that you’d like a more expensive benchtop, additional cabinetry, upgraded tapware or another room renovated while we’re there, that’s a change to the project.

There’s absolutely nothing wrong with making changes if the budget allows for them.

But ideally, the contingency remains available for genuine unknowns rather than slowly disappearing into upgrades.

Can We Reduce the Risk Before Work Starts?

Absolutely.

Good planning can reduce uncertainty.

Depending on the project, that might involve detailed site inspections, reviewing existing plans and council records, talking with designers and engineers, investigating suspicious areas, or confirming products and selections before construction begins.

Sometimes it may even make sense to carry out limited investigation before finalising the full scope.

But there is a balance.

You can’t dismantle an entire house just to find out what might be behind every wall before starting a renovation.

The goal is to understand and reduce the risks where practical, then allow for the uncertainty that remains.

What Happens If We Need to Use the Contingency?

If something unexpected is discovered, the first step shouldn’t simply be to spend the contingency.

We need to understand the problem.

What have we found?

Does it actually need to be repaired?

What are the options?

What will those options cost?

Does it affect anything else?

Once we understand that, we can discuss the way forward with the homeowner.

The contingency provides some financial room to make that decision, but good communication is still important.

A contingency isn’t a blank cheque.

What If We Don’t Use It?

Then that’s a good result.

Keeping money aside for contingency doesn’t mean we’re looking for ways to spend it.

How unused contingency is treated will depend on how the project has been priced and the arrangements agreed at the outset. The important thing is that everyone understands how it works before construction begins.

On some projects, contingency may simply be an amount the homeowner has kept available within their overall budget. If it isn’t needed, then that’s money they haven’t had to spend.

Other projects may be structured differently, which is why we think having that conversation upfront is important.

Either way, getting through the major risks of a renovation without needing the contingency is a good outcome.

And it’s certainly a much nicer position to be in than discovering an unexpected problem with no room left in the budget.

Don’t Plan to Spend Every Dollar Before You Start

If your renovation budget is already being stretched to its absolute limit before construction begins, there may be very little room if something unexpected changes.

A better approach may be to establish the total amount you’re comfortable investing and then work backwards.

How much should be allocated to the planned work?

How much uncertainty does the project carry?

And how much breathing room would make you comfortable if something unexpected happened?

Those are useful conversations to have before construction begins.

If you’re still working out what your overall renovation budget might look like, we’ve also put together a guide explaining what goes into the cost of a renovation in Southland.

Contingency Is About Being Prepared, Not Pessimistic

Talking about unexpected costs doesn’t mean expecting a renovation to go badly.

It’s simply recognising that we’re working with an existing building and there are some things nobody can know until work begins.

At Bang Bang Building, we’d rather identify those risks early, have an honest conversation about them and build some protection into the budget.

If those unexpected costs don’t eventuate, fantastic.

But if we open a wall and discover something that genuinely needs attention, having a plan is considerably better than having a panic.

If you’re planning a home renovation in Southland, one of the first questions you’ll ask is:

“How much will it cost?”

The honest answer is: it depends.

Even two renovations that look similar can have very different costs. Factors such as the age of the home, its condition, plumbing and electrical work, structural changes, product choices, and hidden issues can all affect the final price.

At Bang Bang Building, we believe it’s better to have an honest budget discussion early rather than spend time designing a project that doesn’t fit your budget.

What Are You Actually Paying For?

Many people think renovation costs are mainly about building work, but there’s much more involved.

Depending on the project, costs may include:

Building labour and materials

Plumbing and drainage

Electrical work

Painting and decorating

Tiling

Flooring

Windows and doors

Joinery

Demolition and rubbish removal

Scaffolding

Designers and engineers

Council fees and inspections

Specialist subcontractors

Deliveries and site requirements

All of these moving parts need to be coordinated.

That’s where project management adds value. A professionally managed renovation keeps everything organised and running smoothly.

A Turnkey Renovation Means Less Stress

Bang Bang Building offers a fully managed renovation service.

Instead of organising different trades and trying to coordinate schedules yourself, we handle the process from start to finish.

We manage the trades, schedule the work, and oversee the project through to completion.

You’ll have one main point of contact, making the process much simpler and less stressful.

You’ll still make important decisions about your home, but managing the construction shouldn’t become a full-time job.

Why Can Two Bathrooms Cost Very Different Amounts?

Bathrooms are a great example of how renovation costs can vary.

Two bathrooms may be the same size but have completely different budgets.

One may keep existing plumbing, use standard fittings, and need minimal repairs.

Another may require plumbing changes, extensive tiling, underfloor heating, premium fittings, electrical upgrades, and structural repairs.

They’re both bathroom renovations, but they’re very different projects.

That’s why advertised renovation rates and square-metre pricing don’t always tell the full story.

Moving Things Usually Costs More

Changing a layout can transform a home, but it often increases costs.

For example:

Moving plumbing may require drainage alterations.

Removing walls may need engineering and structural support.

Changing windows or doors can affect cladding, insulation, and interior finishes.

These changes aren’t necessarily a bad idea, but they should be considered when setting a budget.

Sometimes a small design adjustment can save thousands of dollars while achieving a very similar result.

That’s why involving your builder early can be valuable.

What’s Behind the Walls?

Renovations are different from new builds because there are often unknowns.

With older Southland homes especially, we don’t always know what’s hidden until work begins.

Common discoveries include:

Rotten or damaged framing

Previous alterations

Outdated wiring

Plumbing that needs upgrading

Water damage

Poor insulation

Structural issues

Materials requiring specialist removal

An experienced builder can identify many risks beforehand, but some issues only become visible once walls or floors are opened up.

That’s why a contingency allowance is important. We’ve explained more about how renovation contingency works, what can affect the amount you may want to allow, and why it’s important to discuss it before work begins.

Do I Need a Building Consent?

Some renovations require building consent, while others do not.

Structural changes, additions, and certain plumbing or building work may need approval.

It’s important to understand these requirements early, as they can affect both the timeline and budget.

Design fees, engineering, inspections, and council costs may also need to be included.

Your Product Choices Matter

The products you choose can make a big difference to the overall cost.

Examples include:

Tapware

Vanities

Toilets

Kitchen cabinetry

Benchtops

Flooring

Lighting

Hardware

Tiles

Appliances

Windows and doors

There’s nothing wrong with choosing premium products, and there’s nothing wrong with selecting cost-effective options.

The key is understanding how those choices affect your budget.

A successful renovation isn’t about spending the most or the least.

It’s about achieving the best result for your available budget.

Start With the Budget, Not the Quote

We strongly believe every renovation should start with an honest budget discussion.

There’s little benefit in spending months designing a project only to discover it’s far beyond what you want to spend.

On the other hand, some homeowners assume a renovation will cost more than it actually does.

Talking with your builder early helps establish realistic expectations, identify major costs, and explore alternatives that may deliver a similar outcome.

So, What Does a Southland Renovation Really Cost?

The answer depends on your project.

Before discussing price, we need to understand:

What is the current condition of the house?

What changes do you want to make?

What level of finish are you looking for?

Are structural changes involved?

What matters most to you?

What budget are you comfortable investing?

Once we understand those factors, we can have a realistic conversation about whether the scope and budget align.

At Bang Bang Building, we’re focused on more than just construction.

We aim to deliver a well-managed renovation, coordinate the right people, and make the process as straightforward as possible.

Because renovating your home is already a big decision—you shouldn’t have to be the project manager as well.

Bang Bang Building

Focus on quality, not quantity.
