The Fortrose House project was a new home build on a coastal site, contracted through to lock-up stage. Foundations were completed by specialist subcontractors, and the main house shell was supplied as a SIPs (Structural Insulated Panel) system imported from Canada.






Our scope focused on the coordination, installation, and integration of the SIPs panel system, along with additional framed elements required to complete the structure. Works included exterior wrapping, installation of new cladding, and detailed junctions to ensure the building was weather-tight and ready for internal trades. Roofing works were completed by specialist subcontractors and coordinated as part of the overall build programme.
Throughout the build, strong emphasis was placed on fixing schedules, material selection, and construction detailing, with additional fixings and measures used beyond minimum requirements to ensure durability and long-term performance. The result was a high-quality, weather-tight home delivered to lock-up stage, suited to its coastal environment.
